charges? Buying through Trulliland you will
never pay more than the normal
local estate agency fees, so you need not worry
our assistance will cost you money. In fact in
many cases we can actually save you money in
purchase costs. As you are getting the benefit of
our years of experience you have nothing to lose!
The prices on our web site are the prices
advertised by the agents to locals through their
offices, and are not inflated for a foreign
market.
Our property sales
are through fully-accredited and regulated
local agents, which gives you all the usual
protection of Italian law. We make no
extra charge for our own services. You will pay
no more, and perhaps less, than the normal estate
agent fee - the standard in Puglia is 3% plus
Italian VAT. If you proceed to a purchase, you
will, of course, require the legal services of a
notary to complete the sale, as stipulated by
Italian law.
The Italian law
regarding property transactions now requires all
local intermediary fees to be declared in front
of the notary at the signing of the sales act, so
if you are asked elsewhere to pay more than the
standard agency fee of 3% plus VAT you should
either query why this is the case or insist that
the full commission amount is declared in the
sale act to ensure you are legally covered. With
Trulliland this is not an issue as we make no
charges on the purchaser for the introductory
service we offer. Naturally we do not work and
porovide property advertising for free, but our
charges are covered elsewhere, not by the buyer.
If before the
purchase you decide you need the assistance of an
independent geometra (eg for survey) or a
solicitor (if you need specific advice on a
potential problem), we will be happy to advise
you and make recommendations of local
professionals, but we take no commission from
this and make no charge for our assistance. The
majority of sales in Puglia are in practice
completed without the need for separate legal
advice, as the legal responsibilities on the
combination of the estate agent and the notary
make this unnecessary. But in all cases we can
help with advice on this if you are in any doubt.
After-sale support
is included in the above, for example
assistance with registering for local taxes,
changing utility contracts, and putting you in
touch with local contacts to help with
maintenance etc. Our agent colleagues will also
be pleased to help.
Ongoing property
maintenance, rental or management contracts are
subject to individual quotation. We do not offer
these across the area, but have local individuals
or companies we can recommend.
